Lynbrook caters to variety of lifestyles


     Several home builders are developing neighborhoods at Lynbrook, a 275-acre community in the northwestern valley. Among them are Desert Wind Homes, American Premiere and Pulte Homes, all of which are building single-story home neighborhoods.
      Mick Galatio, president of Desert Wind Homes, said single-story floor plans have proved popular with buyers in the Las Vegas area.
      "Single-story homes are more energy-efficient, thereby reducing heating and cooling costs," Galatio said. "Additionally, neighborhoods dedicated to single-story homes offer greater privacy, because neighbors do not overlook each others' yards."
      Other participating builders are Southwest Homes, Developers of Nevada, Beazer Homes and Kimball Hill Homes.
      Southwest Homes is developing Pebblecreek, where floor plans range from 1,665 to 3,100 square feet with as many as five bedrooms. Prices start from the mid-$130,000s.
      "We cater to the whole spectrum of lifestyles...," sales agent Steve Witner said. "We offer everything from starter homes to more upscale models."
      Carmel Hills is a project of Developers of Nevada. Single- and two-story floor plans range from 1,800 to 2,800 square feet and are priced from the mid-$160,000s.
      Beazer Homes is developing Cedar Grove, where buyers can choose from four single-story plans plus a two-story design. Homes measure from 1,350 to 2,500 square feet, and are priced from the mid-$120,000s.
      Kimball Hill Homes offers two neighborhoods, each with single- and two-story floor plans. Kimball Hill at Lynbrook homes range from 1,250 to 2,050 square feet, while homes at the Cottages at Lynbrook range from 1,250 to 2,200 square feet. Homes are priced from the $130,000s at both neighborhoods.
      In addition, 26 half-acre custom-home sites are available at the Estates at Lynbrook. Lots are priced from the high $70,000s.
      To visit, take U.S. Highway 95 to Ann Road, head east to Jones Boulevard, then go north about four miles to Severance Lane. Sales office and model hours are 10 a.m. to 5 p.m. daily.
