Turnberry Place grand opening set
Special to Real Estate
A grand opening celebration has been scheduled April 28-29 at Turnberry Place, a luxury condominium development on Paradise Road. Invited guests can tour the $3 million sales and model complex, and enjoy refreshments and live entertainment.
The $600 million complex is being developed across from the Las Vegas Hilton.
"The VIP opening gives us an opportunity to let our staff, others who work with us and local residents know how excited we are to be part of the Las Vegas community," said Jeffrey Soffer, vice president of Turnberry Associates, the Florida-based developer of the project.
Community leaders and real estate professionals will attend the opening. On display will be a decorated 2,795-square-foot, three-bedroom, three-bath home; a model of the development; and a fiber-optic light show replicating the view of the Las Vegas Valley from the 30th floor of the project's first tower.
The model display is a design of Global Architectural Models Inc., which also built models for such Las Vegas properties as Mandalay Bay, Paris and New York New York.
"The Turnberry Place model is of a larger scale than any other model we have built," said Adam Throgmorton, president of Global Architectural Models. "It illustrates how Las Vegas is maturing in its residential tastes and why a community like Turnberry Place will meet with great success."
The development will comprise four, 38-story towers in a secured environment with valet parking, porter service, underground parking and a world-class private club and spa.
"Turnberry Place is unique because its high-rise lifestyle will offer buyers a first-class alternative to owning a large home and all the maintenance that goes with it," said Soffer, who initiated the project with his father, Donald Soffer, managing partner of Turnberry Associates.
Ten floor plans are available, ranging from 1,550 to 11,000 square feet with two, three or four bedrooms. Homes are priced from $355,000 to more than $5 million.
Fine Interiors, which decorated the furnished model, offers its services on-site to potential buyers, who can take a computerized "tour" of the floor plans and select their decorating options.
A temporary sales office opened in January. About 80 of the planned 183 residences in the first tower have been sold, according to John Riordan, vice president of sales.
"We've had more than 4,000 inquiries in about three and a half months. I've been in this business for more than 25 years, and I've never seen anything like it," Riordan said, pointing out that part of the development's allure is its private club, a 55,000-square-foot facility offering casual and formal dining, indoor and outdoor pools, a billiard room, a European-style spa, a fitness center, a discotheque, a business center and concierge services.
Construction is scheduled to begin this summer on the first tower and the club; they are expected to take 18 months to build.
Turnberry Associates has developed more than 15 million square feet of retail space, about 2,000 luxury apartments and condominium units, 1.5 million square feet of Class-A office space and 1,640 hotel and resort rooms.
The company also is responsible for the development of residential and commercial projects exceeding $1.5 billion in Aventura, Fort Myers and Orlando, Fla.; and in Pittsburgh.Sunday, April 11, 1999 aPage 1M
