     When Pennsylvania residents Lyle and Ruth Augustine decided to buy a home in Las Vegas, they carefully searched the market during a six-month period. The couple decided that the Canyon Willow Tropicana condominium development offered the value, floor plan and community amenities they desired.
      "We looked at other new neighborhoods, but we kept coming back to Canyon Willow Tropicana," Lyle Augustine said. "We are downsizing from our home in Pennsylvania, but we didn't want to sacrifice on luxury for convenience. Canyon Willow Tropicana was the perfect choice because the homes are convenient, yet spacious feeling. We also like the wonderful, resort-style community amenities and the maintenance-free living."
      The gated complex, built by Canyon Willow Builders Trop LLC, offers floor plans ranging from a one-bedroom, one-bath plan to a home with as many as three bedrooms and two baths. The homes range from 695 to 1,228 square feet.
      Prices range from the high $60,000s to high $90,000s. Qualified buyers may have a total move-in cost of $854 and monthly payments of $789 including principal, interest, taxes, insurance and homeowners association fee. Thirty-day move-ins are available.
      "These homes are very well-appointed, including a few unique features like the complete appliance package with a washer and dryer. Since we are relocating from back East, buying appliances will be one less thing we need to be concerned about," Ruth Augustine said.
      "Our home has a covered patio, a very nice country kitchen and lots of windows to make the home bright and airy. We also like that the bedrooms are well-separated, because we know we will be having lots of visitors from back East."
      Homes include window coverings, a patio or balcony, ceramic-tile entries, prewiring for ceiling fans, cultured-marble counter tops in baths, and dual vanities and tubs in owner suites.
      The complex has two swimming pools, a clubhouse and fitness center.
      To visit, take Tropicana Avenue east past Boulder Highway, then follow the signs. The sales office is open daily from 10 a.m. to 5 p.m.
