Seven Hills peaks heading into 2001
SPECIAL TO REAL ESTATE Development activity reached a high at Seven Hills this year, and more of the same is expected in 2001. New neighborhoods are slated to open, additional phases will be released at existing neighborhoods, and some builders will introduce new floor plans, according to Dan Naef, vice president of community development. "Seven Hills has emerged as a premier master-planned community that is unique among others in the Las Vegas Valley," Naef said. "The elevated and terraced topography, vast open space areas, community recreational amenities and selection of homes appeal to home buyers representing a range of lifestyles." The 1,310-acre community is located in Henderson. Trident Homes, which has been developing and building residential properties in Southern Nevada since 1994, is preparing for January's grand opening of Meridiana. The gated, all-single-story neighborhood's floor plans range from 2,111 to 2,568 square feet and are priced from $229,990. Home sites with views of the city and a golf course are available. Lofts and casitas are among the available options. Also new is Palazzo Monte, a neighborhood by U.S. Home. Presales are under way for the homes, which range from 2,550 to 4,500 square feet. Introductory pricing starts from $256,990. The neighborhood is on a hillside site and offers lots averaging 7,000 square feet. Astoria Homes is compiling an interest list for the Villa Villagio neighborhood, where a mid-year grand opening is planned. Pricing is expected to start from the $220,000s at the gated neighborhood, where homes will range from 2,400 to 4,000 square feet. More information is available at the builder's corporate office. Pardee Homes has four neighborhoods open in Seven Hills. One of those neighborhoods, Renaissance, will soon introduce a new floor plan. The two-story home offers as many as six bedrooms in 4,700 square feet plus a four-car garage. The new model is under construction and expected to be available for purchase this month. An interest list is being formed by the builder. Renaissance currently offers single- and two-story homes ranging from 2,700 to 4,620 square feet and priced from $276,950. The neighborhood is being developed on terraced lots with city and golf course views. Nevastar Investment Corp. also has plans for Seven Hills. Portofino will offer 24 custom lots that average one-third acre with prices from about $200,000. View lots are available. For a limited time, the builder is offering a 10 percent discount to buyers who purchase before the grand opening. Home sites are gated at Corcovado Custom Home Sites, where Nevastar has three lots remaining. They range from 1 1/2 acres to 2 acres and are priced from $1,095,000. Each lot offers views of the city, mountains and golf course. Silver Canyon Partnership, the developer of Seven Hills, plans to release 36 home sites at Terracina, one of several neighborhoods within The Estates at Seven Hills custom development. The new lots will include the first in The Estates to be priced from $1 million. Golf course views will be available, and some lots will be larger than one acre. An interest list is being formed with sales expected to begin within 60 days. Single-family homes at Seven Hills range from the $130,000s to executive homes priced from $330,000. Buyers can tour dozens of model homes and choose from more than 45 floor plans. Custom lots are priced from $180,000 to more than $1 million. Seven Hills features an Italian Renaissance and Spanish eclectic theme highlighted by olive and deciduous trees. More than one-third of the total acreage is allocated for open space including parks with tennis and basketball courts, softball and soccer fields, and play equipment. Seven Hills is also home to four city parks. To visit the sales pavilion, take St. Rose Parkway to Seven Hills Drive, which is west of Eastern Avenue, and go south. The office is open daily from 10 a.m. to 5 p.m.
