Perma-Bilt unveils plans for southwest project

Perma-Bilt Homes has announced plans to develop Southern Terrace, a 205-acre community in the southwestern valley. There will be four neighborhoods offering homes priced from the $140,000s to the mid-$200,000s.

About 900 homes will be built, as will a $1.5 million residents-only recreation facility, according to Daniel Schwartz, president and CEO of the company.

"We've designed the community with a diverse product offering that will appeal to move-up buyers, first-time buyers, retirees, executives and growing families," Schwartz said. "And, all residents will have access to the Southern Terrace Club, a 4,900-square-foot clubhouse situated on a 2-acre site. ..."

Planned amenities include a family swimming pool, an adults-only pool, a playground, picnic and barbecue area, health club with workout room, saunas, locker rooms and a massage facility. A full-time director will be on-site.

The community will be bordered by Russell Road to the north, Patrick Lane to the south, Fort Apache Road to the east and Hualapai Way to the west. Access will be available via the Russell Road exit of the Las Vegas Beltway.

A temporary sales office will open in late February, while the permanent office and 15 model homes are slated to open in June.

"Savvy buyers know that the early phase of a development often presents an opportunity to take advantage of lower prices and a greater selection of home sites," Schwartz said. "Already, home shoppers at our other neighborhoods in the southwest have expressed an interest in Southern Terrace, and we expect the momentum to continue to build as on-site grading begins in the next 45 days."

The first of the four neighborhoods is Autumn Hills, which will comprise four two-story floor plans with as many as four bedrooms. Two single-story plans plus a pair of two-story designs will be featured at Somerset, where homes can be built with as many as five bedrooms and a three-car garage.

Ridgemont will be a single-story neighborhood, where homes with as many as five bedrooms and a three-car garage will be available. The largest homes will be at Monterey, where floor plans will offer as many as six bedrooms and a split three-car garage. Home offices, casitas and courtyard entries will be available.

Schwartz expects to close more than 500 home sales in 2000, which would surpass last year's total by more than 100 sales.

"Perma-Bilt Homes started its Nevada operations in 1994, so to reach more than 500 sales this year is a significant accomplishment," Schwartz said. "We are anticipating that with the addition of Southern Terrace in the first quarter of next year, 2001 will again be a strong year for sales and closings."

The builder has sold more than 2,100 homes in Southern Nevada.

Southern Terrace follows the success of the company's Shadow Hills community in the northwestern valley where about 900 homes will be built among several neighborhoods. Floor plans range from 1,362 to 3,828 square feet with seven bedrooms and a three-car garage. Prices start from the $140,000s to $230,000s. Schwartz said Shadow Hills is more than 60 percent sold.

Central to the community is the residents-only Shadow Hills Club, a 4,500-square-foot clubhouse on a 1.5-acre site. Amenities include a swimming pool, lap pool, barbecue and picnic area, putting green and half basketball court. The clubhouse has a television, saunas, a weight room and clubroom. A full-time director is on-site.

To visit, take U.S. Highway 95 to the Cheyenne Avenue exit and head west, following the signs.

The builder's Naples and Modena neighborhoods are located in the southwest area.

Naples, a gated neighborhood, offers four two-story floor plans ranging from 1,550 to 2,064 square feet. Prices start from the $140,000s to the $150,000s.

Four single- and two-story models are available at Modena, which is in its final phase of sales. Homes range from 1,362 to 2,363 square feet with as many as five bedrooms and a three-car garage. Prices start from the $140,000s.

To visit Naples and Modena, take Tropicana Avenue west, past Durango Drive, to Grand Canyon Drive and turn north. Proceed to Tompkins Avenue and head west.

All sales offices and model homes are open from 10 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.
