Siena eyes fast-growing senior market
SPECIAL TO REAL ESTATE Nearly half of the 20 homes offered through Sunrise Colony Co.'s "Homes for the Holidays" program at Siena have been sold, according to Paul Smith, senior vice president and project manager. Smith said the program, which was launched late last month, is further evidence of the demand for age-qualified communities. The U.S. Census Bureau projects America's over-55 population will reach 53 million by 2020. This segment accounted for about 35 million people in 1995. "Americans are living longer to enjoy greater health and prosperity," Smith said. "There is no such thing as the average Siena home buyer but, generally, our residents are looking for a lifestyle that is both upscale and very active. "As the over-55 population increases rapidly, the demand for more lifestyle choices is increasing, too. While our home buyers want to own their residences, many do not enjoy home and pool maintenance chores or have the time or interest in caring for large properties," he said. "They do want to live in a place where they can stay in shape, have fun, and make emotional connections with friends and neighbors." Smith previously was associated with Del Webb Corp., where for six years he represented Anthem Country Club, Sun City Summerlin and Sun City MacDonald Ranch. "Even a few years ago, those looking for an age-qualified community didn't have a lot of options," he said. "That's changing around the country. As the over-55 population increases rapidly, the demand for more lifestyle choices is increasing, too." The holiday program's 12 remaining homes offer $15,000 to $43,000 in customizing options for flooring, kitchen counter tops, wall coverings and window treatments. Golf carts and appliance packages are also available. Escrow on these homes must close by Dec. 20. Homes in the guard-gated community are all single-story and detached. Buyers can choose from 14 floor plans, ranging from 1,200 to 3,000 square feet. Prices start from the mid-$150,000s to $650,000. Many homes will align the community's championship golf course. Although the course is open to the public, residents are given special rates and preferred tee times. An 11,800-square-foot golf club will feature a pro shop, practice facility and the Siena Grille restaurant. Additional amenities will include tennis courts, swimming pools and a community center staffed by a full-time activities manager. The center will house a theater, ballroom, arts and crafts rooms, and a computer area. Security guards patrol the neighborhoods on a 24-hour basis. To visit, take Sahara Avenue west to Town Center Drive and turn south. Drive 2 1/2 miles, past Desert Inn Road, and follow the signs. Or, take the Town Center Drive exit off the Las Vegas Beltway, and drive south about one-quarter mile. Models are open from 9 a.m. to 5 p.m. daily.
