Las Brisas appeals to retirees


     When Jim and Teral Byrd set out to buy their first home in Las Vegas, they spent five months looking at several new-home developments before selecting Las Brisas, a condominium complex built by Terra West Homes in the southeastern valley.
      The final phase of homes are under development. Each home at the gated development offers two bedrooms and two baths and measures 1,079 square feet. Handicapped accessible homes are available.
      Prices start from $82,990. A total move-in cost of $830 and monthly payments of $775 are available to qualified buyers. The monthly payment includes principal, interest, taxes, insurance and homeowners association fee.
      "We wanted the convenience of a condominium home and we were very pleased with what we found at Las Brisas," retired engineer Jim Byrd said. "It's a smaller, more intimate-feeling neighborhood, where you don't feel crowded. We also liked the free flowing floor plan, which is open and quite spacious feeling. It was definitely a step above what we had seen at other similarly priced developments."
      The Byrds also like the maintenance-free lifestyle.
      "We were downsizing from a large home and looking for a more relaxed lifestyle," Jim Byrd said. "At our former home, I used to spend half a day cutting the grass, but now I can watch as someone else does it. We can relax, enjoy our outdoor patio and spend time playing with our 10-month-old grandson, who visits frequently."
      Each home comes with appliances, miniblinds, a gas fireplace, and a patio or balcony.
      Community amenities include a recreation center with a swimming pool, spa and clubhouse.
      To visit, take Sahara Avenue east, past Lamb Boulevard, and follow the signs. The sales office is open daily from 10 a.m. to 5 p.m.
