Incentives offered at Estates
After a strong sales year at The Estates, Patrick Patterson, executive vice president of the Chartered Development, said fewer than 10 homes remain available at the semi-custom home neighborhood.
"The Las Vegas community has recognized the outstanding value of these homes and has flocked to our doors since our opening phase," Patterson said. "The houses we are showing this weekend have many upgrades already included, and buyers need to act quickly."
As much as $10,000 in builder incentives is being offered with the homes, which can be ready for move-in as soon as 30 days from closing, according to Patterson.
Upgrades include Marlux counter tops in all the kitchens, appliances and fireplaces in owner suites.
Floor plans range from 2,206 to 3,464 square feet, with three to six bedrooms on lots averaging 7,000 square feet. Prices start at $180,829.
The neighborhood in the southwestern valley is part of the gated Spring Valley Ranch planned community.
All homes feature gas fireplaces and mirrored closet doors. Exteriors include concrete-tile roofs, block walls and front-yard landscaping with irrigation.
The Fairmont, a two-story home, comes with three bedrooms, a loft and 2 1/2 baths. A den option in place of one of the spaces in the three-car garage increases the living area to 3,021 square feet. Its owner suite has a sitting room, bay windows, an optional fireplace, oval tub, separate shower, a dressing area with two vanities, and a walk-in closet. The kitchen features a pantry, island counter and built-in desk with overhead storage. The home also features niches and pot shelves.
Another two-story home, the Broadmoor comes with five bedrooms and 4 1/2 baths in 3,014 to 3,436 square feet. Options include a sixth bedroom, a den off the living room in lieu of one garage space, or a four-car garage in place of the downstairs bedroom. The living and dining rooms have 20-foot ceilings. A fireplace is standard in the living room. The kitchen includes a nook, an island workstation, pantry and built-in desk with storage. The owner suite, also on the second floor, includes a sitting room, optional two-sided fireplace, dual walk-in closets, two vanities, an oval tub and a separate shower.
To visit, take Tropicana Avenue to Jones Boulevard and head south, past Hacienda Avenue, and follow the signs. The sales office is open daily from 10 a.m. to 5 p.m.
