SPECIAL TO REVIEW JOURNAL

The South Beach feel of Boca Raton Condominiums appeals to home buyers looking for relaxation and seclusion, according to Eric Gilman, who purchased a Casita model in phase one. The difference is evident at first sight of the project, which will comprise seven-story structures near the intersection of Las Vegas Boulevard and Serene Avenue.

"I was attracted to the luxury that's being offered, and I love the location," Gilman said.

Gilman said the amenities and layout of the 15-acre development were also selling points. It includes pedestrian trails, pet comfort stations, landscaping and two resort-style pools.

"I think the pool with a gradual beach entrance is a nice touch," said Gilman, who was also impressed by the fact that each of the four buildings will have its own fitness center. "I now belong to a private gym, and it will be great to just walk down four floors to work out without having to travel back and forth."

Each of the concrete-and-steel structures are designed to incorporate superior soundproofing and insulation methods with concrete stairways.

"The concrete and steel will be much quieter, which is important when living in a multifamily community," he said. "I also like the fact that it will be more energy efficient, especially during the hot summer months."

Other behind-the-scenes amenities include a centralized water-softening system, a water-heating system that eliminates temperature fluctuations and provides unlimited hot water, and centralized cooling towers. The condominiums are also wired for alarm systems, fan lights, cable and Internet.

When complete, the project will comprise four seven-story buildings with 756 units built on two two-story underground garages with more than 1,300 parking spaces. The $400 million development offers homes priced from the mid-$200,000 to more than $1 million. Floor plans measure from 593 to about 2,300 square feet.

Residents will also have access to a 10,000-square-foot clubhouse, which will be completed with the first phase in summer 2006.

Reservations are being accepted for the second phase/building. The sales office and model home are located at 2475 W. Serene Ave.
