Sales on fast track at The Residences

Turnberry, MGM condo-hotel project about two-thirds sold out

Construction continues on two of three 40-story condominium towers at The Residences at MGM Grand. The first owners are expected to move into the first tower by mid-2006.

"There are numerous advantages to owning one of our fully furnished condominiums overlooking the Las Vegas Strip, including affiliation with one of the world's greatest hotels, use of your condo whenever you please, the luxury amenities and much more," sales director Dan Riordan said.

The first tower sold out within 90 days, and the second is 95 percent sold. Sales are in progress for the third tower.

Each tower will feature 24-hour front desk and concierge services, in-suite dining and a guarded entry. Residents also will have access to a fitness center and swimming pool. Additionally, each tower will be connected to the hotel by an enclosed, moving walkway.

Buyers can choose from a 600-square-foot studio, as well as a one-bedroom unit and two-bedroom combination suite, which measure 1,000 and 1,600 square feet, respectively. Prices range from $450,000 to more than $2 million.

"Many of our buyers are selecting the two-bedroom combination suites, which are ideal for family vacations or inviting friends for a weekend getaway," Riordan said.

The sales office and a two-bedroom model are open daily from 9 a.m. to 7 p.m. at MGM Grand's Studio Walk.

"The model residence is extremely beneficial because it shows exactly what the residences will look like, from the flat-screen TVs to the kitchen appliances," Riordan said.

The condominium suites will feature crown molding, raised-panel doors, bedroom carpeting, high-speed voice/ data connectivity, granite counter tops, imported Italian kitchen cabinetry, and private owners' closets for added storage. Sub-Zero refrigeration, Meile appliances, spa tubs, and HDTVs are also included.

The project is a joint venture between MGM Grand and Florida-based Turnberry Associates.
