Custom-lot buyers eye MacDonald Highlands



Most of the recent sales activity at MacDonald Highlands has been split between the custom-home neighborhoods of Montrose and Highlands. Developer Rich MacDonald credits the maturation of the DragonRidge Golf and Country Club for the popularity of Montrose.

"When we developed the DragonRidge golf course, great attention was paid to preserving the area's natural beauty through revegetation -- removing plants in areas of disturbance and re-planting them around the greens, fairways and tee boxes of the golf course," MacDonald said.

"This spring our efforts were rewarded with an array of beautiful blooming desert flowers, underscoring (our) dedication to preserving the integrity of our natural landscape. I think this beautiful course, coupled with the city views and large lots, really helped grab the attention of our Montrose buyers."

Located between the first and last holes of the golf course, Montrose offers lots as large as three-quarters of an acre with city views.

Highlands offers flat lots as well as hillside sites, many with views of the Las Vegas Valley. The flat sites are located near the first of the community's three planned parks.

"The views from Highlands are some of the best in the valley," MacDonald said. "And those views will remain protected through the community's design guidelines."

Highlands will be the site of the 2002 Street of Dreams luxury housing tour, a fact which has also spurred buyer interest in the neighborhood, according to MacDonald.

"People just want to live on the Street of Dreams," he said.

MacDonald Highlands will feature about 560 residences in 17 planned neighborhoods at buildout. Custom lots measure from one-third acre to more than 2 acres, and are priced from $159,000 to more than $2 million.

The neighborhoods are built around DragonRidge, which was designed by Jay Morrish and David Druzisky. The clubhouse is planned to include a golf shop, swimming pool, an exercise facility, and casual and fine dining. A temporary clubhouse is open and tee times are available.

To visit, take Interstate 215 to Valle Verde Drive, turn south and proceed to Horizon Ridge Parkway. The office is open from 9 a.m. to 5 p.m. Monday through Friday, and from 10 a.m. to 6 p.m. on Saturday and Sunday.
