Sales for The Residences at MGM Grand, a condominium-hotel development, have exceeded expectations, according to the sales staff.
Since sales began in January, two of the three 40-story towers are nearly sold out. Sales for the third tower are under way.

The project combines the exclusivity of a condominium complex with the hotel-casino's amenities. It is a joint venture between South Florida-based Turnberry Associates and MGM Grand, and is being built on the northeast end of the resort's 116-acre property.
The first two towers are under construction, with the first tower set for completion in June 2006.
"Sales and construction are on the fast track, and the excitement about this one-of-a-kind community continues to build," sales director Dan Riordan said. "Our prospective buyers range from locals to international visitors who want to take advantage of our ideal location, luxury amenities and low-maintenance lifestyle."
Buyers can choose from studio, one-bedroom and two-bedroom combination suites ranging from 600 to 1,600 square feet. Prices start from $450,000 to more than $2 million.
The units will be furnished.
Units include crown molding, raised-panel wood doors, high-speed data connectivity, granite counter tops, imported cabinetry and appliances, and private owner closets.
Other features include spa tubs and flat screen HDTVs.
A furnished two-bedroom model residence is available for viewing at the sales office in MGM Grand's Studio Walk, located at 3799 Las Vegas Blvd. South. It is open from 9 a.m. to 7 p.m. daily.
"The model residence is extremely beneficial because it shows exactly what the residences will look like from the flat-screen TVs to the kitchen appliances," Riordan said.
Additionally, each of the three towers will feature 24-hour front desk and concierge services, in-suite dining and a guarded security entrance.
A fitness center and swimming pool complexes also are planned.
Residents also will have access to the casino's amenities including its 6.5 acres of pools and a spa facility with 30 treatment rooms.
