Caparola reminiscent of old-style neighborhoodsSPECIAL TO REAL ESTATE
The Villages at Southern Highlands is home to more than 20 neighborhoods. Among the newest offerings is Caparola, a Kimball Hill Homes project. "It's an excellent family setting that will have only 165 residences at buildout," sales agent Sandi Boyce said. "With distinctive designs, Caparola will be an `old-style, walk-down-the-street-neighborhood' offering comfort and (a sense of) security in an intimate setting. "When driving down the street, Caparola homeowners will get the same feeling of what older homes brought to a neighborhood with the classic rocking-chair porches, making for a neighborhood-friendly community." More than 20 homes have been sold in Caparola, according to Boyce. Buyers can choose from four two-story floor plans. Prices start from $191,990. The Mirella plan, measuring 1,854 square feet, can be built with two or three bedrooms and three baths. A bedroom downstairs is optional. At 1,876 square feet, the Rosetta design offers three or four bedrooms, 2 1/2 baths and a great room. "This home offers many ... options, such as a parlor, study or a fourth bedroom on the lower level," Boyce said. In its standard version, the Sorrento model measures 2,033 square feet. An option to expand the home by nearly 400 square feet is available. The four-bedroom, three-bath design offers additional options such as an expanded great room, a second master suite on the lower level, a formal dining room, study and/or game room. The Marcello features three bedrooms and 2 1/2 baths in 2,124 square feet. Highlights include a game room with bar options, a great room and a downstairs master suite. "This two-story design has lots of extra space with all the benefits of a single-story plan," Boyce said. "The laundry room, for example, is conveniently located near the kitchen allowing easy access." Standard features in the homes include a wiring package, soft-water loops, art niches and raised-panel Colonist doors. Kitchens come with an appliance package, as well as maple cabinets with European hinges and rollout shelves. Exteriors are highlighted by shutters and wrought-iron accents. Each home will be built on a "Z lot" allowing for half of the homes to be built with rear garages and the other half with front garages. Homes in The Villages are priced from the $140,000s to the $400,000s. To visit, take Interstate 15 to the Henderson/Lake Mead exit, head west and follow the signs. Model homes are open from 10 a.m. to 6 p.m. daily.
