Early sales: Richmond American offers price incentives at select sitesSPECIAL TO REAL ESTATE
Pre-construction pricing is in effect at 10 of Richmond American's 26 active neighborhoods in the Las Vegas Valley. Homes in the builder's Encore Collection range from 1,628 to 3,279 square feet and are available in the Pavona Estates neighborhood in the northwestern valley, as well as in Civano, a southwestern valley project. Prices start from high $100,000s and the low $200,000s, respectively. Various features include casitas, lofts, as many as five bedrooms and three-car garages. To reach Pavona Estates, take U.S. Highway 95 to Ann Road, then head east to Decatur Boulevard. Head north to Elkhorn Road, go west to Thom Boulevard and turn north. Civano can be reached by taking Interstate 15 to the Henderson/Lake Mead exit, heading west to Southern Highlands Parkway, then heading north past Stonewater Lane. In addition, the builder offers Alterra and Lone Mountain Terrace, which are comprised of courtyard homes. Both are in northwest Las Vegas. Buyers can choose from four two-story floor plans, two of which can be expanded by 180 to 280 square feet to allow for a loft, bonus room or game room. The largest plan measures 1,933 square feet. Prices start from the mid-$100,000s. To visit Alterra, take U.S. Highway 95 to Durango Drive, head east to El Capitan Way, go north to Racel Street and turn west. Information about Lone Mountain Terrace is available at the nearby Sierra neighborhood. To visit the sales office, take U.S. Highway 95 to Cheyenne Avenue, head west to Shadow Peak Street and turn north. Sunrise Valley Estates, located in the northeast area, features single- and two-story floor plans measuring from 962 to 1,575 square feet. Homes are pre-construction priced from the low $100,000s. To reach the sales office, take U.S. Highway 95 to Charleston Boulevard, head east to Nellis Boulevard, go south to Sahara Avenue and head east. Also in the northeast is Galena Point, where single- and two-story homes as large as 3,072 square feet with as many as seven bedrooms are available. Early pricing starts from the mid-$100,000s. To visit, take Interstate 15 to Craig Road, exit west and proceed to 5th Street. At 5th, go north to Lone Mountain Road then head east. The northeastern valley is home to the Tierra Mesa and La Siena projects. Floor plans measure from 555 to 1,308 square feet with one to three bedrooms and one or two baths. One-car garages are featured in these homes, which are priced from the mid-$90,000s. To visit, take Interstate 15 to Lake Mead Boulevard, go east to Bonnie Lane and turn north. Pre-construction pricing is also in effect at the Valencia and Belcrest neighborhoods, both of which are located in the southwestern valley. Floor plans at Valencia measure from 1,608 to 2,059 square feet with three or four bedrooms and two or 2 1/2 baths. Prices start from the high $100,000s. Two-story homes at Belcrest measure from 1,193 to 1,751 square feet with three or four bedrooms and two or 2 1/2 baths. Prices start from the mid-$100,000s. Both neighborhoods can be reached by taking Interstate 215 to Jones Boulevard, heading south to Robindale Road and turning east. All sales offices are open from 10 a.m. to 5 p.m. daily except Monday, when they open at noon.
