Longtime North Las Vegas residents praise Aliante master plan



When Neil and Zita Holder began looking for a new home, the longtime North Las Vegas residents knew they wanted to remain in the city.

"I'm a past president of the North Las Vegas Chamber of Commerce and a business owner in North Las Vegas. There was no question about where we would select our new home. It had to be in North Las Vegas," said Neil Holder, who owns a moving and storage company.

They recently purchased a home in the Aliante master-planned community.

As a chamber representative, Neil Holder attended the community's ground-breaking ceremony last year and said he was impressed with what he saw and heard.

"Neil came home and said he could see that Aliante was going to be a very upscale, elegant master-planned community -- a wonderful addition to North Las Vegas. For us, Aliante was just what we had been waiting for," Zita Holder said.

They said the planned amenities, including parks, trails and streetscapes, influenced their decision to purchase.

"...You can already see how nicely the neighborhoods and community amenities are coming together. That's comforting to us, in terms of the lifestyle we're looking forward to and the potential long-term value of our investment," Zita Holder said.

The Holders said they were even more pleased when they learned D.R. Horton would build in the community.

"We had seen a single-story plan we both really liked at another ... neighborhood. It was the perfect plan for us -- four bedrooms, each with direct access to a private bath, a wide-open design with lots of architectural interest and a separate home office... When they opened..., we were first in line to see if a similar plan might be offered. As it turned out, it was... and the rest is history," Neil Holder said.

The 1,905-acre community is being developed by North Valley Enterprises, an affiliate of American Nevada Co. and Del Webb Corp. It will have primary and age-qualified villages with as many as 7,500 homes.

Builders in the primary village include D.R. Horton, KB Home and Pulte Homes, all of which are preselling homes. Pardee Homes will start presales upon completion of its model home center in May.

To visit the presales centers, take U.S. Highway 95 to Centennial Parkway, exit east to Frontage Road, turn right and go to Interstate 215. Head east to Simmons Street and proceed south.

Del Webb is developing the age-qualified Sun City Aliante. Its sales center can be reached by proceeding north at Simmons Street.

Nearly one-quarter of the community is designated for recreational and public purposes.

The information center is under construction and is expected to be completed this spring, when a grand opening celebration will be held.
