Cul-de-sac lots released at Pardee's Sagewood



Cul-de-sac home sites are available at Sagewood, a Pardee Homes neighborhood in the Rancho Las Palmas community in southeast Las Vegas. These lots are not expected to be available for long, according to sales executive Ray Landry.

"This opportunity won't last long," Landry said. "Sagewood is already one of the most popular neighborhoods in Rancho Las Palmas because it appeals to first-time and move-up buyers in a great master-planned setting."

Central to the community is the 8-acre Hidden Palms Park, which features ball fields; basketball, volleyball and tennis courts; jogging trails; and picnic areas with covered kiosk and barbecue.

The John R. Beatty Elementary School is also located within Rancho Las Palmas.

Sagewood's homes feature the Environmental Protection Agency's Energy Star seal, as well as the ComfortWise designation. The energy efficiency in the homes exceeds national standards by at least 30 percent.

Buyers can choose from five floor plans, which are priced from $161,950 to $202,250.

Two plans are single-story designs, each with two baths. Plan One measures 1,383 square feet with three bedrooms and a combined island kitchen and dining room. A two-car garage is standard. Plan Two can be built with four bedrooms or three bedrooms plus an optional den. It measures 1,700 square feet.

The two-story Plan Three offers four bedrooms, an optional den and three baths in 2,046 square feet. The standard design includes a two-car garage.

Plan Four, a 2,296-square-foot home, can be built with three to five bedrooms, three baths and a three-car garage. The laundry room is upstairs.

With 2,557 square feet, Plan Five is the largest home available at Sagewood. It offers an optional downstairs bedroom plus third bath, or standard den with three bedrooms, 2 1/2 baths and a bonus room.

The kitchens are equipped with ceramic-tile counter tops, oak cabinetry with finished interiors, preparation islands in some plans, pantries, and appliance packages.

Standard features include volume ceilings, ceramic-tile or wood flooring at entry, six-panel interior doors, and cultured-marble counter tops in secondary baths.

Owner suites provide walk-in closets, dual sinks, enclosed toilets, and separate tubs and showers, per plan.

To visit, take Interstate 215 to Windmill Lane and turn right. Proceed to Bermuda Road, turn left and follow the signs. The models are open from 10 a.m. to 5 p.m. daily except Monday, when they open at 11 a.m.
