ANC poised to expandSPECIAL TO REAL ESTATE
American Nevada Co. has hired a veteran of the local development and construction industry to do what President John Kilduff called "aggressively" seek new development opportunities for the company. Dan H. Stewart, former president and chief executive officer of Basic Management Inc. and The LandWell Co., has joined American Nevada to fill the newly created position of vice president of development. "American Nevada is a successful, reputable and growth-oriented company with goals and visions that are compatible with mine," said Stewart, a native Nevadan and 25-year resident of Henderson. "I am very excited to join the company, and I look forward to actively pursuing opportunities for the development of new commercial and residential properties in Southern Nevada." Property acquisitions, joint ventures and new master-planned communities could be in the company's future, according to Kilduff. The company developed Green Valley and Green Valley Ranch in Henderson, and through its affiliates is managing member of North Valley Enterprises, developer of the Aliante community in North Las Vegas, and managing partner of Silver Canyon Partnership, developer of Seven Hills in Henderson. "We will be looking at prospective opportunities across the Las Vegas Valley, including future releases of (Bureau of Land Management) land," Kilduff said. "For commercial development, parcels aligning Interstate 215 could be considered, although the beltway will not be our only focus. The Las Vegas real estate market is extremely strong right now and we anticipate that there will be a vast number of opportunities for us to consider." American Nevada's commercial portfolio comprises 2.1 million square feet with more than 5 million additional square feet planned for development. In 2003, the company started construction on 340,000 square feet of office space in Green Valley, and moved dirt for the Shops at Green Valley Ranch, a 268,660-square-foot, mixed-use facility on 30 acres. It is scheduled for completion this spring.
