Agent specializes in million-dollar homes

     Patrice Poscente, a Realtor with Century 21 MoneyWorld for more than a decade, has made selling million-dollar homes her specialty.
      "A lot of my business involves high-end homes, but I pride myself on making all of my clients feel like a million," Poscente said. "In fact, I just changed my mission statement to reflect that. I even put it on my business cards. It says, `In pursuit of excellence,' and that's what I do -- I'm always striving to be the best. I treat people the way I want to be treated, and if I say I'm going to do something, I do it -- I don't over-promise.
      "That's why most of my business is referral business. Happy clients refer me, and some of them are definitely in a higher price range."
      Poscente said putting a lock box on a high-end listing is not always possible.
      "You have to do personal showings because owners are very sensitive to what's inside the house," she said. "And when you have a high-end buyer, they have very specific tastes and can afford to accommodate them."
      Working in high-end real estate is "very much a specialty," Poscente said.
      "Less than 1 percent of the population can afford homes in this range and, as you go up in price, you go down in the number of potential purchasers," she said.
      Poscente said she enjoys her job and its flexibility. She said Century 21 MoneyWorld helps her succeed.

      Mike West, president and co-owner of the firm, said it's important to have agents who are skilled in specific areas.
