Tuscan Cliffs caters to Realtors






Pacific Southwest Development executives said they recognized the value of buyers being represented by a licensed real estate salesperson.

"The real estate brokerage community is the most qualified to advise a buyer on the best location, best design, best value, quality of construction, appreciation and resale potential and the reputation of the builder," said Gerri Evans, company principal and real estate broker.

Brokers have accounted for 60 percent of the transactions at Tuscan Cliffs, the builder's actively selling guard-gated subdivision within the Southern Highlands community, according to the sales office.

Agents must accompany their clients on their first visit to the property and register them at the sales office, Evans said.

"Once they register, we take it from there," said Evans. "We guide all of our buyers through the process, including the selection of options, arranging a personal shopper and assisting the financing arrangements. We simplify the process for our buyers and their brokers."

Floor plans at the 155-home neighborhood range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.

All of the homes are on lots measuring at least one-quarter acre.

Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Anderson windows, Kohler plumbing fixtures and structured wiring systems.

Buyers may customize their home with a variety of kitchen appliances, elevators and structured wiring systems, according to Evans.

Each residence meets Energy Star Standards. Prices range from $1 to $1.2 million.

For a limited time, the builder will pay one year dues for a social membership to the Southern Highlands Golf Club with each purchase of a new home, subject to application approval, Evans said.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
