Lynbrook builder shows buyers construction process


American Premiere Homes and Development recently held its third construction orientation for home buyers at Cobblestone Court.

The clinics, held during construction, teach home buyers about how their homes are built, areas to examine during their walk-throughs and general information.

John Armstrong, neighborhood superintendent, begins each orientation with a detailed tour of a framed home. Each system is explained, including the stucco process, wood used in framing, concrete, electrical, air conditioning, gas, insulation and plumbing.

Many buyers check on their homes several times each week during the construction process, according to sales agent Jaime Lazar.

"Many of our buyers are first-time home buyers and have many questions. The orientations provide them with an opportunity to learn what to expect throughout construction," Lazar said. "Purchasing a home is one of the most important and emotional decisions a couple can make. We want to ensure that their expectations are met at each and every stage of the construction process."

In addition to explaining construction practices, Armstrong educates buyers on the locations and accessibility of equipment that might require future servicing.

"As a former police officer, I want people to be knowledgeable about where (in their homes) service technicians need to work on different equipment. You rarely know who you're letting into your home to make repairs and you can better protect yourself if you know what to watch for," Armstrong said.

The group visits another home for a drywall tour. In the drywalled house, Armstrong explains the standards and guidelines for the nails and screws used in securing the sheets of drywall.

Participants are then shown a finished home that is almost ready for a final walk-through.

"Before a walk-through, I make certain that everything in the home is perfect," Armstrong said. "We caulk around every vent, plate and fixture, touch up paint, and clean the entire home, even the concrete in the garage. We're so thorough, that it's rare to find even one fix-it item during our walk-throughs."

Lazar said the builder began offering the orientations during the first phase of development and said they have been well-received.

The neighborhood is one of ten being constructed at the Lynbrook community in northwest Las Vegas. Other builders are: Beazer Homes, D.R. Horton, Desert Wind Homes, Developers of Nevada, John Laing Homes, Kimball Hill Homes, Pulte Homes, R.L. Homes and Southwest Homes.

Prices start from the $110,000s.

Lynbrook offers more than 1,200 homes in a variety of floor plans and architectural styles. They range from 1,024 to 4,000 square feet. Home sites range from 4,500 to 20,000 square feet.

The community is located on Farm Road at Jones Boulevard. To visit, take U.S. Highway 95 north to Ann Road, go east to Jones Boulevard then drive north to Farm Road.

Sales offices are open daily from 10 a.m. to 5 p.m.
