Tuscan Cliffs welcomes first residents to its Henderson gated neighborhood
New homes featured in Southern Highlands
Tuscan Cliffs officially became a neighborhood last week as the first residents began moving into their new homes at the guard-gated enclave, located within the Southern Highlands community in the southwestern Las Vegas Valley, according to Rob Evon, a sales representative for Pacific Southwest Development, the builder.
The new Tuscan-inspired homes, situated on Villa Rafael Drive, back up to the Southern Highlands Golf Club across Stonewater Lane, where Tuscan Cliffs homeowners may take advantage of membership privileges.

"Our first homeowners have arrived just in time to spend the holiday season in their new residences," Evon said. "With all of the established recreational amenities of the master-planned community as well as the Southern Highlands Golf Club, residents will be able to enjoy the lifestyle and social aspects of this exclusive area from the very beginning."
Along with the first residences came the debut of the neighborhood's guardhouse, which features dual porte cocheres, stone trim accents and cobblestone streets. The facility began operation shortly after residents took possession of their homes.
"With final buildout of the neighborhood more than three years away, it was important for us to ensure that the key amenities of Tuscan Cliffs, such as controlled access, were ready from the outset," Evon said. "We wanted to provide a complete neighborhood, even if we have many homes left to go."
The semi-custom floor plans at the 155-home neighborhood range from 4,328 to 5,441 square feet. Various design options allow the homes to expand to as large as 6,000 square feet.
Each residence is on a home site measuring at least one-quarter acre. Premium lots, including mountainside home sites in future phase releases, are available, Evon said.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite counter tops, 6-foot garden tubs, wood-clad Andersen windows, Kohler plumbing fixtures and structured wiring systems. Buyers may customize their homes with a variety of kitchen appliances, structured wiring systems, and specialty options such as elevators, Evon said.
Outside, the floor plans provide courtyards and covered patios built to extend the living space of the home. Options include an assortment of water and fire features; a selection of stone trim exteriors; outdoor kitchens with appliances; and a range of landscaping choices.
Each residence meets Energy Star standards, saving owners on their heating and cooling expenses while providing a quieter, more environmentally friendly home, Evon said.
Base prices range from $1,044,990 to $1,204,990.
For a limited time, the builder will pay one year of dues for a social membership to the Southern Highlands Golf Club with each purchase of a new home in the neighborhood, subject to application approval, Evon said.
To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
