Landscaping and outdoor-living areas bring a resort-like atmosphere to residents of Tuscan Cliffs, according to Gerri Evans, company principal with Pacific Southwest Development.

"We had a vision. We wanted to create a dream for our buyers that when you arrive home, it feels like entering a private resort," Evans said.
Situated within the mountainside community of Southern Highlands Tuscan Cliffs features 155 estate homes.
The neighborhood's Tuscan motif is carried throughout the stone-clad exterior elevations of the homes. Designer touches, such as earth-toned color schemes and ironwork adorning stairways and doors, accentuate the theme.
Signature features of the model homes include courtyard and entertainment areas, disappearing glass doors and expanded covered patios.
"Our models show how to bring it all together into a spa-like experience," Evans said. "In the front courtyard, you hear the trickling of water from a central water feature. Waterfalls and fire features are placed carefully throughout the home."
The builder commissioned Orange County, Calif. landscape architect NUVIS Landscape to design the common areas of the gated neighborhood, as well as the exteriors of the model homes, with plant and tree life such as Canary Islands palms.
"NUVIS was able to provide us with the lush California feel and resort lifestyle presence we sought with beautiful hand-selected planting material available," Evans said. "We personally love the look of Newport Beach, Calif. We feel Southern Highlands warrants the same kind of treatment."
Pacific Southwest turned to Linderoth Associates, a Phoenix architectural firm to help design the semi-custom residences. Four floor plans, available in more than 50 different configurations, range from 4,328 to 5,441 square feet in their base configurations, and can be expanded to more than 6,000 square feet with various options.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows, Kohler plumbing fixtures and structured wiring systems. All designs provide multiple balconies and decks, many offering views of the Las Vegas Valley, the adjacent golf course or nearby mountains. Home sites measure from one-quarter acre providing backyard areas deep enough to accommodate expanded covered patios, swimming pools and sitting areas.
Premium lots, including mountainside home sites in future phase releases, are available.
Each residence meets Energy Star standards. Base prices range from $1.1 million to $1.25 million.
Southern Highlands Golf Club is adjacent to the neighborhood. The builder is paying one year of dues for a social membership to the golf club with each purchase of a new home in the neighborhood, subject to application approval, according to Evans.
