Builder's Everything's Included concept offers line of amenities

Lennar Homes' Everything's Included program may help streamline the home-buying process, according to Mike De Silva, division executive of Lennar Las Vegas.

The builder includes the program in nearly all of its 40 communities, and includes amenities such as granite countertops, upgraded cabinetry, front-yard landscaping, enclosed rear yards with gates, garage door openers, washers, dryers, refrigerators and energy-saving features.
The program originated years ago in Florida in an attempt to aid buyers in choosing amenities.
"Lennar has done the homework and has included in their homes as standard what other builders charge extra for," De Silva said. "The list of included items with each home is so impressive that home buyers often only need to bring their furniture and personal belongs when moving into their new Lennar residences."
Environment and energy-conscious features, such as low-e windows, 13-SEER air conditioners, upgraded insulation, efficient lighting packages, prewiring for ceiling fans, cable outlets and Cat-5 wiring for computer, phone and Internet capability, are standard in the builder's EI-built homes.
"We really try to produce a comfortable living environment for our home buyers," said Wayne Shumsker, executive vice president of Lennar's Las Vegas operations. "We're also partnering with Nevada Power for programs to constantly update and upgrade our new homes."
According to Shumsker and De Silva, the company's operating platform has enabled the builder to provide instant move-ins throughout the valley.
The Everything's Included concept has driven Lennar's home sales during the past two years, according to marketing manager René Merlau.
"Our Everything's Included program has become extremely popular with the public because we are able to offer upgraded features at no extra cost," Merlau said. "Home buyers appreciate not being nickel and dimed trying to buy a home."
The company began its Southern Nevada operations in 1976 under the US Home umbrella. According to Dennis Smith of Homebuilders Research, the builder has recorded 1,180 closings so far this year with more than 2,000 by year's end, 20 percent higher than in 2005.
In addition, Lennar is actively pursuing the purchase of large parcels of land with plans to participate in the Kyle Canyon master plan.
Building homes for more than 50 years, the company has expanded its operations. Lennar homes are priced from the high $200,000s.
