Tuscan Cliffs debuts in Southern Highlands

Las Vegas-based Pacific Southwest Development has constructed multi- and single-family residential communities throughout the valley for 18 years. The company, which is owned and operated by longtime Las Vegas residents Ronald and Geraldine Evans and their family, is developing Tuscan Cliffs at Southern Highlands -- a guard-gated, mountainside neighborhood, featuring the developer's New Millennium Custom Homes.
The builder allows buyers to personalize floor plans without the time delays associated with building a custom residence, according to Ronald Evans. The builder commissioned an award-winning Scottsdale, Ariz., architectural firm in conjunction with his design team to create Tuscan Cliffs' 60 distinct home designs.

The neighborhood offers flexible floor plans with multiple elevations approved by Southern Highlands and Clark County.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows, Kohler plumbing fixtures and structured wiring systems.
Alternative configurations allow buyers to add side-loading garages, media rooms, first- and second-story courtyard casitas, exercise rooms, wine cellars, bonus rooms measuring more than 1,000 square feet, balconies, decks and additional bedrooms and baths. Each residence meets Energy Star standards.
Available amenities include glass doors that integrate indoor and outdoor areas of the home, outdoor kitchens, elevators, water features and landscaping options.
Models are open at the all-two-story neighborhood, ranging from 4,328 to 5,441 square feet.
Various design options can bring the homes to 6,000 square feet.
All home sites measure at least one-quarter acre. Premium lots, including mountainside home sites in future phase releases, are available. Base prices range from $1 million to $1.25 million.
Pacific Southwest Development is paying one year of dues for a membership to the Southern Highlands Golf Club with purchase of a new home in the neighborhood, subject to application approval.

The builder's portfolio of residential developments in the Las Vegas area includes Desert Shores, Peccole Ranch, The Lakes, Coronado Ranch, Green Valley and Southern Highlands.
The company has expanded its residential operations to include several commercial projects. It is building the Flamingo Promenade, a multi-use commercial center located at the northeast corner of Flamingo Road and Hualapai Way.
The center is anchored by Albertsons grocery store, La-Z-Boy and Lane Furniture and will include a guard-gated, multi-family rental community.
The Grand Flamingo Center, a 45-acre, mixed-use development at the southwest corner of Flamingo Road and Interstate 215, Las Vegas Beltway.
The center will house the Las Vegas Athletic Club, Southwest Medical Center, Hampton Inn and several restaurants, including Sapporro's, Boston Pizza, Joe's Crab Shack and Famous Dave's Bar-b-Que.
In phase two the center will include residential spaces above retail shops and a separate guard-gated, multi-family, mid-rise residential complex.
