Modena home buyers move from Lake Tahoe


     Former Lake Tahoe residents Mike and Patti Cobel, along with their dog Buddy, chose Perma-Bilt Homes' Modena as their new home for a variety of reasons.
      "We checked out the city, including Green Valley and Summerlin, before deciding to purchase a home at Modena," Mike Cobel said. "We liked the fact that the neighborhood is gated and there are no SID or LID fees. And, we've found that the temperature is a little cooler up here."
      Modena offers four floor plans ranging from 1,362 to 2,363 square feet. Prices start from the $130,000s at the neighborhood, which features a community swimming pool and cabana for resident use.
      The Cobels chose the two-story Como plan, which has four bedrooms and 2 1/2 baths, or an optional fifth bedroom and a third bath, and measures 2,236 square feet.
      It contains an open ceiling in the living room and the family room can be built with an optional fireplace. The dining room has a bay window adjacent to the island kitchen. It can also be built with a tandem three-car garage with room for a workshop area.
      Three additional floor plans are available at the neighborhood.
      The Verona measures 1,362 square feet with three bedrooms, two baths, a family room, formal dining room, country kitchen and two-car garage in a single-story design.
      The Capri, also a single-story plan, measures 1,637 square feet and offers three bedrooms, a library, two baths, an island kitchen, a breakfast nook, family room, living and dining rooms and a two-car garage.
      The two-story Torino plan can be built with as many as five bedrooms and 3 1/2 baths. The home measures 2,363 square feet and can be built with a loft, retreat or bonus room. A tandem three-car garage is standard.
      To visit, take Tropicana Avenue west, past Durango Drive, to Grand Canyon Drive and turn north. Proceed to Tompkins Avenue.
      Sales office hours are from 10 a.m. to 6 p.m. daily except Monday, when it opens at 11 a.m.
