Pacific Southwest Development makes it easy for home buyers at Tuscan Cliffs to turn a courtyard into a relaxing sitting area or a rear patio into a full kitchen through its "integrated living" concept, according to sales agent Rob Evon.
"The idea of 'integrated living' is to bring the inside and the outside areas of the home and incorporate them as one," Evon said. "The effect is to increase the size and versatility of your home. Your courtyard becomes additional living space. Your patio becomes living space."

Models are open at the guard-gated neighborhood within the mountainside Southern Highlands master plan. Four two-story designs are available, ranging from 4,328 to 5,441 square feet. Design options, such as game rooms and upper- and main-level casitas, can bring the homes to 6,000 square feet.
The homes are built on lots measuring at least one-quarter acre.
"Each floor plan has disappearing glass doors that allow the courtyard to become an extension of the family or living area," Evon said. Those disappearing glass doors effectively allow the homeowners to make a wall disappear, so their family room and covered patio can become one continuous space."
Integrated living options include outdoor fireplaces and water features, along with balconies and decks. Buyers interested in incorporating outdoor kitchens into their homes may choose from a selection of built-in grills, sinks, refrigerators, cooktops and other kitchen appliances. Outdoor spaces can be fitted with amenities such as stone veneers and tile flooring. Each design model is available in 15 to 20 floor plan configurations, according to Evon.
A total of 155 semi-custom homes will be built. Premium lots, including mountainside home sites in future phase releases, are available.
Most of the homes feature 22-foot-high foyers, sand-finished stucco exteriors, 10 to 22-foot ceilings, wood-clad Andersen windows, Kohler plumbing fixtures, 6-foot garden tubs, courtyards, stone veneer and structured wiring systems. Kitchens provide stainless steel appliances, 42-inch maple cabinets and island workstations with granite countertops. All of the homes are designed to meet Energy Star standards. Design options allow for side-loading garages, one- and two-story casitas, media rooms, exercise rooms, wine grottos, bonus rooms, balconies, decks and additional bedrooms and baths.
Base prices range from $1 to $1.2 million.
For a limited time, the builder will pay one year's dues for a social membership to the Southern Highlands Golf Club with each purchase of a new home in the neighborhood, subject to application approval. To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
